It just keeps on getting better. Rarely does a real estate development ever exceed expectations or cash flow projections. We are very happy to say that not only has our first project, Bali Golden Villas, meet our expectations,
and has exceeded our advertising promises, and established us as a leader in luxury
villa developments in Bali. 44% per year Returns One of our very first clients, who in fact. trusted us to build a villa for him after completing his due diligence, would have earned an average 18 % per year after only 24 months of ownership if he had sold last month. This substantial return is after maintenance, taxes, utilities, and insurance .
Another two-bedroom villa which was primarily for rental would fetch the owner an unbelievable 44% per annum after only 20 months. Considering all this took place following the Bali bombing, which dropped tourism by as much as 30%, we're very pleased. Now that Bali Golden Villas are built and potential buyers can see the quality and value, it is easier than ever to sell more villas . We began with only a few Villas and now encompasses over 12000 m2 (3 acres) with 27 Villas. It is almost sold out with only three two-bedroom units and two small units remaining .

We have been advised that we will probably be able to wire each villa with the latest fiber optic connections which were installed in Sanur village
quite recently. This will bring down the cost of running television, and telephones and increase the quality of high speed broadband connections . Karaoke bar disappears . One of the major concerns with our potential buyers for the new complex was our neighbor, a Karaoke bar which blasted the latest trance music into the early hours of the morning . We promised our clients that it would disappear, and it has as of this week.

New First Class Head Office We took over the lease of 500 square meters of land and are turning it into a two story luxury facility primarily to service our clients. It will include a first class restaurant run by professional restauranters It will also have small bar where villas owners can socialize . A first class beauty salon for hair styling, pedicures manicures, and facials is also include along with a boutique and gift shop. A convenience store will be located in the complex providing all the minor items that you forgot. There will also be two massage rooms with showers . One for men and one for women .
Upstairs there will be executive offices for the managers of the complex and yours truly including a huge first class conference area that can be rented for small fee to run major meetings . The restaurant will also provide room service from early morning until late evening . "we liked it so much we bought it" Well my wife and I like BALI EMERALD VILLAS so much we bought three lots to build one large villa After searching in vain for anything comparable to our location we have decided to build our own home in the complex. Although we have beachfront property we couldn't build on it because my wife had the same concerns that many of our clients have
about safety and convenience of living in a secure complex so close to the beach and shopping areas. So for those of you that purchased
Bali Emerald Villas "we're your new neighbors and" . Last chance to buy: Another benefit of our new complexes is that the construction will not be drawn out. With only a few remaining units we expect to be completely sold out with the next few weeks. That means the whole complex should be completed early next year. So, if you have money sitting around and you are not happy with the volatile stock and mutual fund markets and want to buy into proven investment or have friends that you want to share in this great opportunity, act now because tomorrow may be too late . New Project on Horizon: Yes there is another villa project on the drawing board that will be close to the beach, but not quite as nice as being on the border of the Bali Hyatt. This newest complex will have higher prices, however. One reason is that dramatic increases in basic commodities prices have caused the cost of construction materials to rise substantially in the last few years. Golden Villas . This was easy to do since several of those were purchased by full time live in owners and several of the Villas were rented for three to six month periods . The clients for these rentals came primarily from word of mouth referrals, and leads from our huge 5,000 plus page website consisting of six web sites all in a related to real estate and rentals . Now with in other twenty plus villas available for rental in the latter part of this year and early new year it is time for us to get serious about marketing the rental of these villas . We are not just going to sit here rely on local renters as so many other villa operators do. We do receive renters as a result of our excellent reputation after eight years of yacht charters with all the top travel agencies in Bali and through out Asia . We
have just begun a series of exhibits at major international tourist conventions . Our first exhibit will be held in Jakarta from May 19 to May 23 at the link blank convention center. beautiful large booth which is strategically located at the entrance to the convention hall . We have also prepared 5,000 A4 size three page brochures along with very rich quality jackets . This shows our commitment to ensure that our Villas are amongst the highest occupancies in Bali in the future therefore providing above average profits to our villa owners . We plan on attending many major tourist conventions the next couple years and will make this an on-going key to our marketing success of our Bali Luxury Villas .
